Assael’s design for Site 1 of Paddington scheme submitted for planning
Amwaj Property Limited has submitted a planning application for Site 1 of Assael’s emerging masterplan for North Wharf Gardens in Paddington. The £70 million mixed-use scheme, will deliver 150 new residential apartments as well as retail, business, social and community space and an improved public realm.
The overall masterplan covers 1.48 hectares in Paddington, on the site of the former North Westminster Community School, within the City of Westminster. Subject to consent, Site 1 will start on site in 2013, with completion due in 2015.
The first phase will include the widening and public realm improvement of Hermitage Street for two way traffic and the development of a number of buildings ranging between 11 and 15 storeys in height. This will consist predominantly of residential accommodation, as well as 1,250 m2 of community space, 560 m2 of retail space and a gym. Public realm and open space is integrated into the design and will comprise soft green spaces broken up by hard landscaping, play areas, seating areas and open grassland. Private amenity space for residents will include balconies and roof terraces.
The residential units will be designed to meet Code for Sustainable Homes Level 4 and other uses will be rated BREEAM excellent.
The theme of connectivity runs throughout the scheme’s design to create a vibrant development that responds to and ties in with its area. Russell Pedley, Director of Assael, said: “The masterplan for this site creates a new residential quarter for Paddington Basin and completes the regeneration of the area. It is designed to be culturally rich and provide a mix of spaces to complement the needs of the Basin and the local area. Crucially, particular emphasis has been placed on public spaces and pedestrian routes run through and around the site, to integrate it with its surroundings the main focus will be a new landscaped garden accessible to residents and workers in the neighbourhood and beyond.”
Assael are continuing to develop proposals for Site 2 of their masterplan for the balance of the site. A future phase will include housing, retail, affordable business space, social and community uses as well as a 4* hotel and serviced apartments.
