Assael’s affordable scheme at Dorking Station Approach unanimously approved
In a significant boost for local affordable housing, the redevelopment of the vacant Regent House office in Dorking has officially been granted planning permission by Mole Valley District Council.
This approval paves the way for Clarion Housing Group to deliver a sustainable and vibrant future for the area by building 126 new homes on the brownfield site, where 100% will be for Affordable Rent. Additionally, the project includes approximately 500 square metres of commercial space to support local businesses and drive job creation.
Located next to the Dorking Main Train Station and the bus interchange, the vacant Regent House office site is one of the most accessible locations in the area, making it an ideal site for a development of this scale and scope. This project will deliver 16% of the Council’s annual housing targets, significantly contributing to the local housing needs.
Key features of the approved redevelopment:
- 100% Affordable Homes: All homes will be offered at Affordable Rent on a brownfield site with excellent transport links.
- Sustainable Energy Systems: The development will achieve a 67% reduction in CO2 emissions and will be fossil fuel-free, utilising air source heat pumps for all homes.
- Enhancing Green Spaces: The project includes the planting of 28 new trees and will achieve a 14% biodiversity net gain.
- Local Employment and Training: The construction phase will create job opportunities, including apprenticeships and work experience placements.
