Assael get the go ahead on latest Build to Rent homes in Milton Keynes

Packaged Living, the BtR operator created through a Joint Venture with Affinius Capital, along with award-winning Assael Architecture have been granted planning permission to transform the currently vacant multi-storey car park at Campbell Park View into a vibrant mixed-use development.

The proposals will deliver 285 high-quality BtR homes, alongside extensive public realm enhancements and an array of new amenity spaces that will complement the existing offerings in the area.

This scheme marks the second collaboration between Packaged Living and Assael in Milton Keynes. The first, The Almere, has won several design awards and has been met with outstanding resident reviews via the HomeViews independent feedback platform, highlighting the quality and satisfaction delivered by the partnership.

The redevelopment, which is set to become a landmark in the heart of Milton Keynes, will provide 136 one-bedroom homes, 136 two-bedroom homes and 13 three-bedroom homes across two striking residential towers of 18 and 25 storeys, connected by a 16-storey building. This innovative design not only offers good-quality homes for renters but also integrates seamlessly with the surrounding community, providing accessible leisure spaces at the ground and first floor levels. These spaces are strategically positioned with double-height entrances, creating a welcoming and dynamic environment for both residents and visitors.

The design draws inspiration from local historical and cultural assets, including the curved roof profile of the neighbouring theatre building. The use of darker material tones at the base of the taller building facing the park reflects the curved form and distinguishes the leisure spaces from the residential areas above.

Sophie Gunn, Associate Director  at Packaged Living, said:  “We are delighted to have reached this important milestone for an important gateway site in the heart of Milton Keynes. Campbell Park View will bring high quality placemaking and public realm with 285 new homes and leisure space. This will be our second multi-family BTR scheme in Milton Keynes following the success of The Almere, an award-winning development which completed in 2022.”

A key element of the Campbell Park View development is the significant upgrade to the public realm, designed by Assael Exteriors. The plans include a generous and fully accessible colonnade, a widened public footpath to enhance pedestrian comfort, and new cycle parking facilities, all designed to improve connectivity and ease of movement.

Inspired by the nearby Campbell Park Sculpture Park, the landscape proposals embrace the existing levels of the site to create sculpted terraces that serve as both seating areas and new spaces for sculptures and artwork. Colour will be introduced into the landscaping to reference historical uses and to strengthen its cultural connection to the local area, offering residents and visitors a playful and engaging public space.

Pete Ladhams, Managing Director at Assael Architecture, said: “We are thrilled to receive planning permission for the Campbell Park View development, a project that truly exemplifies our commitment to creating innovative and thriving communities. This approval marks our second successful collaboration with Packaged Living in Milton Keynes, following the exceptional results we’ve seen with The Almere. With Campbell Park View, we are not only delivering 285 high-quality homes but also enhancing the public realm and providing much-needed leisure and amenity spaces that will enrich the lives of both residents and the wider community. This development is a significant step forward in our mission to redefine urban living in Milton Keynes.”
